HOA/HODs and what you need to know when buying a condo

If you are looking to buy a condominium or “condo” home, you need to know about HOA dues (HomeOwner Association dues) or HODs (HomeOwner Dues). As for HomeOwnerAssociation dues, there is no standard as to what’s included. Generally with condominiums in the Los Angeles area, they include water and trash and maintenance of the grounds, at a minimum. Some include basic cable TV and live security. All of the maintenance to the outside of the building including any amenities like a pool, gym, rec room, would all be maintained by the complex. You don’t need to pay for that separately.

As homeowners in a complex, you would have the right to be at the home owner association meetings and vote on any changes made now or in the future with regards to dues and what the funds are spent on. There is no specified cap related to future increases of dues. In the escrow process, during your buyers inspection period, you will receive the HOA paperwork which includes all of the rules, current minutes of the meetings, any restrictions, and you can speak with the homeowners association to ask any questions you have.
The homeowner dues should be considered part of your monthly expense. That’s why you have to factor in everything including mortgage, taxes, HOA dues and insurance at a minimum when considering your next home purchase.
